This centrally located neighborhood draws in a variety of buyers looking for a relatively affordable neighborhood compared to the prestigious Pacific Heights to the north. What Lower Pacific Heights lacks in hillside views of the bay, it more than makes up for as a cultural and historic hotspot.

Though in retreat since the implementation of 1970s rezoning laws, a vibrant jazz and blue culture is still very much alive here. The southern section of the neighborhood takes on the character of the historic Fillmore District and Japantown. In addition, Cottage Row District has a good number of Victorian-style homes from the late 19th century. All in all, Lower Pacific Heights is a testament to community resilience amid constant change.

Aside from having a more affordable housing stock, the neighborhood is about half the size of neighboring Pacific Heights, making the local housing market even more competitive than several other SF communities.
